Floor-plan audit and design corrections

This is a dimensional and layout screening audit, not an IRC compliance certificate. The site, adopted code edition, actual door/window products, structural assemblies and building services are not specified. A passing screen cannot establish that a home is permit-ready or fully functional in every respect.

What was examined

Reviewed the layout generator, bathroom and furniture placement, wall/opening data, facade modifiers, entry logic and coordinated drawings. Tested 1,508 distinct normalized configurations across six reference presets plus the simple facade, both room programs, mirrored plans, footprint/bedroom-depth boundaries, roof forms, ridge directions, glazing types and overrides, glazing-size limits, fireplaces and raised decks. This is boundary and interaction coverage, not an exhaustive enumeration of continuously variable settings. The dimensional review also runs whenever a new geometric layout is generated.

1,506 configurations generated; 2 were rejected because a clear kitchen run could not fit. The accepted set contained zero failures of the implemented dimensional screens. 820 retained planning notes: laundry omitted in 712, short preparation counter in 364, limited bed access in 40, dining omitted in 7. Categories overlap. These are unresolved design tradeoffs, not automatically code violations.

Corrections made

Bathrooms: replaced independent fixture shuffling with joint placement. Toilets, vanities and showers rotate together with their use-clearance envelopes; the same orientation appears in 3D and vector plans. Original toilet/vanity placements often lacked side or front clearance.
Kitchen: longer usable counter runs are preferred. Sink and cooking surface placement reserves more preparation space. The solver first seeks a 42-inch single-cook aisle measured from the deeper appliance face; a tighter fallback is explicitly flagged.
Furnishing: dining is placed before the sofa and coffee table, and 32-inch space on the chair sides stays reserved during subsequent placement. Compact alternatives are used where possible. Missing furnishings remain visible as planning notes.
Laundry passage: a one-bedroom depth setting could produce a passage under 36 inches. The minimum bedroom-zone depth is now 11 feet 6 inches. Coastal plans have explicit service/passage zones and a laundry location.
Bedroom escape: qualifying existing bedroom windows are assigned operable candidates; fixed glazing is not counted as an escape window. Manufacturer net-clear opening dimensions and outside access remain unverified.
Doors: plan swings now point into the adjacent bedroom/bathroom or interior, including mirrored and coastal arrangements. Full swept-volume and door-to-door conflict analysis remains outstanding.
Deck limits: the unguarded raised-deck control is capped at 30 inches above model grade. Actual terrain, drop-offs, stair/landing geometry, handrails and guards still require site design.
Review visibility: the configurator and PDF include the current checks, planning notes and items needing verification. A failed dimensional screen rejects the change and retains the previous design.

Zero recorded issues means only that these presets satisfy the implemented screens. It does not verify every circulation route, appliance operation, product clearance or code provision.

The kitchen targets are drawn from the NKBA Kitchen Planning Guidelines: 42 inches for one cook, 48 for multiple cooks, a 36-inch preparation surface beside the sink, and 32 inches behind seating where traffic does not pass. A route behind seated people needs additional space. These are recommendations, not a claim that IRC mandates each dimension.

Required before design approval

Confirm city/county, adopted IRC edition and amendments, ADU zoning, setbacks, lot coverage, height, utility service and accessibility/visitability requirements.
Check continuous circulation, privacy, bedroom/wardrobe access, every door/appliance swing and a usable route from each occupied area to the required exit. The current collision checks do not prove these routes.
Select actual windows and doors. Confirm bedroom escape net-clear dimensions, safety glazing, thresholds, hardware, landings and exterior rescue routes.
Resolve daylight and natural ventilation or compliant mechanical alternatives; bathrooms/kitchen exhaust; smoke and CO alarms; hot water, plumbing, heating/cooling and equipment/service space.
Complete structural, energy, fire-separation, moisture and site-specific design. CFS member sizes, connections, bracing, headers and fabrication data are outside this audit.

References and reproducibility

Model-code baseline: 2021 IRC, building planning and plumbing fixtures. Direct ICC text access was restricted during this audit; verify the adopted edition with the project professional. Supporting public references include Seattle’s R304.1 room-area guidance and the ICC-published Florida P2705.1 fixture provision; these do not establish the code applicable to this project.

The additional 576-case interior collision suite, deliberate-failure audit checks, 24 geometry/program/mirror checks, six generated PDF sets and performance regressions passed. Selected PDF floor-plan, opening-schedule and review pages were visually inspected. No browser or on-device walkthrough review was performed.
