Every price starts from a design. Open the designer, or get a price for the building you have drawn. The number you see is an estimate for that design and your address.
Reserve it
$500 reserves yours. It gets you your plan set and a site plan for your lot the same day, and it counts toward the build. We refund it if we can’t build at your site, or if we discontinue the design.
Four ways to build
Steel shell
The frame, the engineering and delivery to your site. Your builder takes it from there. A steel shell order has no $10,000 project deposit. On the catalog, the price on a design is the lowest steel-shell quote Gage has given that design. The lowest of those quotes on the designs currently listed:
- Garages, from $26,131.
- Workspaces, from $12,344.
- Saunas, from $11,413.
A backyard house is quoted from the design you open. A shell price is the frame, its engineering and delivery. It is not a finished home.
Shell + finish package
The frame plus the roof, the windows and doors, insulation, drywall, floors, paint, kitchen, bath, laundry, and the plumbing, heating and electrical rough-in. It costs more than the shell. The estimate says which one you are looking at.
Built for you
A builder handles it from permit to move-in. The price is set once you are matched with a builder.

The project deposit
On a complete home, a turnkey or a multi-unit build, a $10,000 project deposit is due within 30 days. It locks your build slot and your price, and it counts toward the project. A steel shell order does not owe it.
What an estimate leaves out
Permits, the foundation, utility hookups and installation are not in the shell or the complete-home estimate. You hire your own contractor for those. In California, the $750 Title 24 Prep Package is charged when a backyard house or workspace design is finalized, not with the reservation.
Changing a plan beyond what the designer can do is $500, on top of the reservation that includes your base plans. Already reserved that design? Then it is just the $500.
All prices are estimates, not final prices. They can change with final engineering, your parcel and site conditions, permits, and labor and installation estimates from your contractors.
