217,277 residential lots in Utah’s covered cities are 11,000 sq ft or larger.Counted from county tax parcels (September 2026): residential property in a covered city, at or above the city’s minimum lot. Another 39,127 pass on size but have no property class on record. Zoning and site conditions aren’t checked.
Which cities are coveredA 1st–4th class city (about 10,000 residents or more) anywhere in Utah, or a 5th-class city of 5,000 or more in Salt Lake, Davis, Utah, Weber, Washington, Box Elder, Cache, Iron, Summit or Tooele County.
What isn’tUnincorporated county land, metro townships such as Kearns and Magna, and smaller cities and towns. Many still allow ADUs under their own rules — ask the planning department.
Where the data comes fromCounty tax parcels and city and county boundaries published by the Utah Geospatial Resource Center. Lot sizes are the county’s tax-roll figure, or measured from the parcel boundary when the county gives none.
